Rising Average Flat Sizes in India’s Top Cities Amid Price Hikes

Despite rising housing prices in 2024, homebuyers in India continue seeking larger living spaces. According to ANAROCK Research, average flat sizes in the top 7 cities rose by 8% annually in 2024, from 1,420 sq. ft. in 2023 to 1,540 sq. ft. This represents a 34% increase since 2019, when average flat sizes were 1,145 sq. ft.
NCR Leads in Flat Size Growth
The National Capital Region (NCR) recorded the highest annual growth of 29% in 2024. Average flat sizes jumped from 1,890 sq. ft. in 2023 to 2,435 sq. ft., driven by strong demand for luxury housing. Over 70% of new launches in NCR in 2024 were in the luxury segment priced above INR 1.5 Cr. In contrast, the affordable housing segment fell to 11% of total supply.
MMR Sees Modest Growth
Mumbai Metropolitan Region (MMR) experienced the lowest growth in average flat size. From 784 sq. ft. in 2019, sizes increased by 8% to 849 sq. ft. in 2024. Despite space constraints, MMR continues to maintain the smallest average flat size among the top cities.
City-Wise Highlights for 2024
- Hyderabad: 2,103 sq. ft. (24% six-year rise; 9% decline from 2023)
- Bengaluru: 1,660 sq. ft. (30% six-year rise; 12% increase from 2023)
- Chennai: 1,445 sq. ft. (31% six-year rise; 15% increase from 2023)
- Kolkata: 1,149 sq. ft. (15% six-year rise; 2% increase from 2023)
- Pune: 1,135 sq. ft. (25% six-year rise; 4% increase from 2023)
Trends Driving Larger Flats
Post-COVID demand has shifted toward larger, multi-functional homes with lifestyle amenities. Luxury housing demand is a key driver behind increasing average flat sizes, even as property prices rise. NCR leads in size growth due to high-end launches, while southern cities show moderate but steady increases.
